Picture This: Picture’s Matter
Don’t you love finding little Easter Eggs in listing photos? The camera in the mirror, the thumb in the corner of the photo, the haze of sweat from where the ‘photographer’ forgot to wipe off the lense before capturing the photo… just kidding. We don’t like that. When you hire a REALTOR® are you not looking for someone to take care of your transaction at a higher level of professionalism and detail than you could have yourself? The answer here is yes. Let’s talk through a few things to take care of when getting your home documented for your listing.
No matter the market, marketing matters. Let’s say it again, together.
No matter the market, marketing matters.
No that we have that taken care of. The foundation of your home’s marketing material are the pictures. The ONE thing that we have to make happen well is to frame your home beautifully to create the “must have this house” feeling that get’s buyers through the door. You need to make it a priority to hire a REALTOR® that takes pride in their marketing and provides you with the best possible. They are getting paid to serve you. If you aren’t sure if they hire a professional, ask. If they don’t plan on it, ask them to do it. It really is that important. If you are interviewing several agents and marketing is a priority to you, ask them to show you their work. Their listings and online presence will show whether they practice what they preach or if they’re just trying to “sell” you to use them.
What can a professional photographer prove that an iPhone can’t? I’m glad you asked.
Professional photographers have the tools to capture and edit the pictures to show your home in its best “light.” Exposure and framing are so important and post processing gives them the opportunity to even out the colors and correct problems that may exist with the lighting conditions present.
Professional photographers capture your home true to life. Who likes to show up to a “bonus room” that looks 15 ft long online only to discover it’s legit 5 foot and some change? Giving realistic expectations for the space sets the stage for realistic buyers. Wide frame pictures on the iPhone can distort the space make you feel like you aren’t even in the same room that you saw online. Leave wide angle photography to the professional equipment and allow your buyers the privilege of seeing your home as it in person and online.
Drone Photography can not be done on an iPhone! Beyond the rules and regulations that are in place for drone operators, this beautiful tool providers a literal birds eye view to your property that you can not get from the ground. It’s an easy add on and well worth it.
Note to REALTORS®: Service is important! Cheap and inexpensive mean two very different things. Your photographer should be making your life easier. You need to be able to talk through what you want to see and if you would like to make adjustments, they should be open to them within reason. Don’t pay $150 for a bad product and bad service. You AND your clients deserve better than that.
